HOW DO I QUALIFY TO RENT A SNOWWAY PROPERTY?

COMPLETE AN APPLICATION

  1. PREVIOUS LANDLORD NAME & PHONE MUST BE LISTED

  2. YOUR TAKE HOME INCOME MUST BE AT A MINIMUM EQUAL TO 2.5 TIMES THE TOTAL MONTHLY COST OF THE RENTAL.

  3. CLEAR A CPAC CHECK (CIRCUIT COURT RECORDS) (MUST SHOW A FAIRLY CLEAN RECORD WITHOUT JUDGEMENTS & ARREST)

  4. SUPPLIES REFERENCES, CAN BE PREVIOUS LANDLORDS.

WHAT DO YOU MEAN BY TOTAL MONTHLY COST?

MONTHLY COST IS EQUAL TO BASE RENT + PET FEE + WATER & SEWER + WPS (GAS & ELECTRIC).

EXAMPLE: CROSS ST BASE RENT IS $695. WATER AND SEWER BASED ON 4 PEOPLE IN THE HOUSE IS $95. YOU HAVE A DOG & CAT IS $25. AVERAGE WPS BILL IS $175.

$695+$95+$25= $815 PAID TO SNOWWAY MONTHLY

ADD TO THIS THE AVERAGE WPS BILL OF $175. THE MONTHLY COST

IS $990. YOU SHOULD HAVE AT A MINIMUM TAKE HOME PAY OF

$2470. ( $990 * 2.5) GROSS PAY OF AROUND $3300.

WHAT ELSE IS CHECKED WHEN AN APPLICATION IS COMPLETED AND INCOME LEVEL IS MET?

CIRCUIT COURT RECORDS ARE CHECKED. IT WILL INDICATE IF YOU HAVE LAWSUITS FOR LACK OF PAYMENT, JUDGMENTS, ARREST AND ANYTHING ELSE THAT GOES THROUGH THE

CIRCUIT COURT OR IS RECORDED WITH THE CIRCUIT COURT. A CLEAR RECORD OR MINOR TRAFFIC VIOLATIONS IS THE BEST.

WHAT WILL GET MY ENTIRE SECURITY DEPOSIT BACK?

FULFILLMENT OF THE LEASE AND RETURNING THE PROPERTY ON MOVE OUT IN THE SAME CONDITION AS RECEIVED.

IF I MOVE IN ON THE 15TH WHAT RENT IS CHARGED?

LEASES ARE FROM A FIRST OF A MONTH AND ONE FULL MONTH MUST BE PAID TO RECEIVE THE KEYS. THE AMOUNT THEN DUE ON THE FIRST OF THE NEXT MONTH WILL BE THE PRORATED AMOUNT.

EXAMPLE: MOVING ON SEPT 15TH. LEASE WILL COVER OCTOBER 1ST AND 12 MONTHS FORWARD. FULL RENT DUE ON THE SEPT 15TH AND ½ MONTH DUE ON OCT 1ST.

WHAT RESERVES A PROPERTY WHEN APPROVED?

SIGNED LEASE AND FULL SECURITY DEPOSIT. TO RECEIVE THE KEYS FIRST MONTHS RENT MUST BE PAID.

WHAT IS EXPECTED AS PART OF LAWN CARE?

MOW WEEKLY, RAKE & WEED AS NEEDED. FALL LAWN CLEANUP.


SNOW & ICE REMOVAL?

TENANTS ARE RESPONSIBLE FOR ALL SNOW & ICE REMOVAL. SNOW MUST BE REMOVED WITHIN 24 HOURS AFTER A STORM FROM ALL PUBLIC WALK AREAS. IF THE CITY COMES THROUGH AND REMOVES, THE CITY WILL BILL $75, PLUS A $25 HANDLING FEE WILL BE ADDED BY SNOWWAY ENTERPRISES. YOU MUST REIMBURSE SNOWWAY ENT. INC. EACH TIME. AREAS TO THE MAIL BOX MUST CLEARED OR THE POST OFFICE WILL NOT DELIVER.

IF THE TENANT FAILS TO KEEP THE LAWN MOWED WEEKLY AND SNOWWAY ENT. INC. MUST MOW, THE FOLLOWING FEE SCHEDULE WILL BE USED FOR EACH REQUIRED MOWING.
